When the building department wants drawings before you can dig, send the sketch and the field measurements. The set comes back as a PDF ready to submit, plus the DWG, so the crew builds from the same plan the inspector approved.

What a deck permit sheet looks like

A permit sheet for a rear deck with a screened porch: framing plan with ledger, joists, beam, posts and footings, the stair and guards, a rear elevation, ledger and footing details, a site plan with setbacks, framing schedule, design loads, notes and legend. The sheet below is a sample on a fictitious house, drawn in the same format as a client set, so you can see the deliverable without us publishing anyone's project.

02What You Send · What Comes Back

A permit set your crew can build from

Plan reviewers want framing, footings and the house attachment shown clearly. Every set is drafted to the code your jurisdiction adopts and checked before it comes back.

Deck & Porch Plans · Per project
What you send
A sketch or photos, field measurements, deck height, decking and railing choices, the lot plat or survey, and your building department's requirements.
What comes back
A permit-ready PDF set (site plan, framing plan, elevations and details) plus the DWG.
Turnaround
A standard deck in 2 to 3 business days. Porches and multi-level decks are scheduled with the quote, with rush turnaround available on request.
Code basis
Member sizes follow the prescriptive deck provisions your jurisdiction adopts (IRC R507 in most areas), with the loads and frost depth your building department lists.
Engineering
Where the building department requires a stamped design, such as for hot tubs, roof loads or tall decks, the structural design stays with a licensed engineer.
03How It Works

Four stations from sketch to permit set

One deck is a good test. Builders with a season of jobs can set up a standing slot on the board.

STA 01

Send the sketch

Share a sketch or photos, field measurements, the deck height and your lot plat. Ask with no files if you just need a quote.

STA 02

Quote

You get a written quote and a delivery date. Approve it and the job goes on the board.

STA 03

Drafting and check

Site plan, framing plan, elevations and details are drafted, then checked against your measurements and the code basis.

STA 04

Permit set delivered

The PDF set and DWG come back ready to submit. Plan-review comments are picked up as one revision round.

04Scope

Drafted to your measurements and local code

Every deck or porch is quoted before work begins. The scope below is the same on every set.

Scope statement

Plans are drafted from your field measurements and design direction, to the deck provisions your jurisdiction adopts. DK Drafting is a drafting service, not an engineering firm: where the building department requires a stamped structural design, that stays with a licensed engineer, and we draft to their direction.

Site plans are drawn from the plat, survey or GIS data you provide. Where the jurisdiction requires a survey, property lines are confirmed by your surveyor. Revisions: plan-review comments come back as one consolidated revision round.

05FAQ

Common questions

What do you need to draw a deck plan?

A sketch or photos of the house wall, field measurements, the deck height above grade, the decking and railing you plan to use, and the lot plat or survey for the site plan. If your building department has a deck handout or checklist, send it and the set follows it.

Do you work with homeowners as well as builders?

Yes. Most sets go to deck builders and remodelers, but homeowners pulling their own permit are welcome. Send the same information and the plan comes back ready to submit.

Can you draw a porch or a roof over the deck?

Yes. Screened and covered porches are drawn with the floor framing, post locations, screen walls and roof outline. Roof framing the building department wants engineered is drafted to the engineer's direction.

Which codes do you draft to?

Member sizes, spans and the ledger attachment follow the prescriptive deck provisions your jurisdiction adopts, which is IRC R507 in most of the country, along with the frost depth and snow load your building department lists. Local amendments go on the sheet when you send them.

Do the plans need an engineer's stamp?

Most decks built to the prescriptive tables do not. Hot tubs, roof loads, and tall or unusual decks often do. When a stamp is required, the structural design stays with a licensed engineer, and we can draft the set to their direction.

How fast can you turn a deck plan?

A standard deck in 2 to 3 business days. Porches and multi-level decks are scheduled with the quote, and rush turnaround is available on request.
